Surveys and planned repair programmes

For a single building, the survey is much like a domestic one: we tap the render, note cracks, hollow areas and damage, and look at the causes such as gutters, downpipes and ground levels. You get a written report with photos and a clear quote.
For portfolios and estates, we can survey several properties and group the findings. Some repairs are urgent, such as loose render above a path or entrance. Others can be planned into a programme over the coming seasons, which tends to make better use of scaffolding and labour. Where several houses on one street need similar work, combining them can reduce disruption for everyone.
We will be honest about priorities. Not every crack needs attention immediately, and we would rather help you spend budget where it matters than recommend work for the sake of it. Where we see problems outside our scope, such as structural movement or roof leaks, we will flag them so you can bring in the right people.
Working around tenants and the public
Commercial jobs come with extra responsibilities. On occupied rental property we agree access arrangements with you and, where appropriate, with tenants directly, giving notice before scaffolding goes up and keeping them informed while work is under way.
Shops and businesses usually need entrances kept clear and work scheduled to avoid the busiest times. On busy streets we plan scaffolding, barriers and debris netting so that pedestrians are protected, and we keep the area swept and tidy at the end of each day. Where scaffolding on a public footpath needs a licence from the local council, the scaffolding contractor normally arranges it as part of their service.
Render work is weather dependent, and we will tell you early if a forecast is likely to affect your dates. Render needs dry weather above about 5°C to cure, and we would rather adjust a programme than leave you with repairs that fail.
