Repairs between tenancies on a rented terrace

The job

A private landlord had a terraced house coming up between tenancies and wanted the external render sorted before new tenants moved in. The previous tenant had reported damp in the back bedroom. Our survey found cracking around the rear windows, a hollow section below the bathroom window where an overflow had been running, and loose dash around an old flue position.

What we did

We gave the landlord a written quote with photos of each problem area and an explanation of the priority of each item. The overflow was reported so a plumber could fix it before we began. We then cut out and repaired the cracks, removed and patched the hollow section, and made good around the old flue. Matching was done from a sample of the existing dash. Because the house was empty, access was simple, and we kept the landlord updated with photos as the work progressed so they did not need to visit.

The result

The repairs were completed before the new tenancy began. The landlord received before and after photos and a short summary of the work for their records. With the overflow fixed and the render sound, the damp in the back bedroom was expected to settle once the wall dried out.
